Cluster Director, Branded Residences

About the role

The Cluster Director, Branded Residences will oversee the branded‑residence component of two resort properties in Montenegro. Reporting to the Cluster General Manager, the role combines hospitality leadership with property‑management, HOA governance and rental‑program oversight to deliver the ultra‑luxury brand experience.

Key responsibilities

• Support the Global Office in establishing management agreements, governing documents and HOA budget estimates.
• Develop and implement property‑specific SOPs to embed brand standards across the residences.
• Lead onboarding of the residences team, including executive support, finance, front office, engineering, security and housekeeping.
• Manage day‑to‑day operations of the Residential Homeowners Association, ensuring compliance with local legislation and company policies.
• Coordinate quarterly HOA meetings and the annual general meeting in line with best‑practice governance.
• Conduct regular walkthroughs with engineering, housekeeping and security to maintain public and back‑of‑house areas.
• Prepare and distribute monthly management reports to the Cluster GM, global branded‑residences office and HOA board.
• Oversee owner/occupant communications, invoicing, newsletters and database maintenance.
• Prepare annual operating budgets, monitor expenditure, and identify cost‑saving initiatives.
• Manage the rental programme, ensuring guest satisfaction, financial reconciliation and quality inspections.

Required profile

• Recognised bachelor’s degree in Business Administration, Building Surveying, Hospitality or Property Management.
• 3‑5 years experience in high‑end or luxury mixed‑use HOA/strata developments.
• Experience in luxury or boutique hotel guest‑services (preferred).
• Understanding of local real‑estate legislation.
• Fluent in spoken and written English.
• Strong leadership and interpersonal communication skills.
• Excellent computer literacy.
